Robert Adams since I posted in the wholesaling section, my question had to do strictly with wholesaling. I am referring to making the homeowner an offer during face to face at their home.

After fully disclosing and telling them what you can do to help them the next step is the contract. Without this contract unfortunately I can't help them. I would never push a contract until we shake hands and then go to the papers. The way I want to run my business is to help them because I personally know what they are going through.

Robert Adams can't you run comps before meeting with them? That way you would have a better idea of what you can offer him on the spot and have contracts signed and done. When you analyze the comps, what do you mainly focus on? Days on market, price, crime rates?

Ben Leybovich, of course if I see that we are both on the same page I will spend as long as it takes. When you say "think about what you wear and drive" what do you mean by this?

Carl Schmitt thanks I found what you said useful. When I meet with homeowners I make sure to make them feel comfortable. When I first walk in, I complement anything I like about the house. After that I go straight for the family pictures "if they have any" and talk about them or my family. This seems to break the ice a little and I found sellers are more open if you actually show that you care to help them. After a quick chat I ask them to show me around and we go room to room and If I see anything that needs repairs I mention it. I am finding it difficult in getting them to let me know their bottom price so I need to work on this. I make sure to ask for permission and take pictures of their home.

How long do you spend in meeting with a motivated seller. Do you do a quick walk through of the house to check condition and get down to business at the kitchen table?

Steve Babiak I have had 3 restaurant supply buyers come in and take a look but all I got was an average price I could get for them. Now if only I could find buyers to get this crap out of there. I will post on craigslist again and again until its sold! I sold a walk in cooler and freezer on ebay and helped the guys take that thing apart. Took 3 days and alot of work but I helped them to get it done faster. We loaded the pieces onto a uhaul and it went to Kentucky. I got a great price for them. Also the ice machine went fast on ebay. All of the equipment is dusty because of the tile removal but I going to rinse it down and shine it haha maybe that will work.

Josh Rogan thankfully the job is done but man its tough managing contractors. I think they are turned off by me but if I am paying money and we make a contract were this and that needs to be done, It needs to be done! I'm nice to them even gave them a little extra. I can't believe those 2k went a long way. I feel bad for the sub or helpers on the job. One guy I spoke to got $64 for 2 days of busting his butt. This is exploitation it makes me angry to think of this again. So now wall framing is up next! Alot of work but its been fun!
