Hi @Stephen Michle . I own rental properties in London and I live in Atlanta. We travel a lot (originally from Australia) so we've had to make it work. Fortunately, London is a very stable market with high demand so we haven't had any major issues. We do have a local property management company who we rely on and they even organize rehabs. Most things can be communicated over the phone or via e-mail. We did buy our properties though while we lived in London so we know the areas. Not sure that I would buy without knowing the area.

Welcome @Blake Shaw . Would be great to hear about some of your RE experiences. I'm an RE investor in the Atlanta area so hopefully I'll see you around at one of the meet-ups (I belong to GAREIA).

Hi @Steve Fonger . I also belong to GAREIA so I might see you at one of their meetings. I was scheduled to be part of the panel at Monday's night general meeting but it was postponed due to threat of snow. We're hoping to do it next week so if you come along say hello afterwards.

Hi @Rodney Walker . Welcome to BP. Have you checked out any podcasts yet? I would really recommend listening to them when you get a chance. Also try and check out some local RE clubs so you can meet other investors. I belong to GAREIA but there are others so get along to some meetings.

Hi Jamie,

I'm an Australian who lives in Atlanta so I'm the opposite to you. Just a few things to be aware of, the aussie RE market is very different to the US one. We didn't get hit hard by the GFC and investors tend to go for appreciation over cashflow. Wholesaling is not common and in some states it may be illegal so you will have to investigate whether you can do this in SA.

A colleague has sent me a deal in 30314 (north of I20) which is a newer house being rented out to section 8 for $1055 per month. Asking $59,000 which includes a block of land next door. I'm not familiar with the area and it seems like, Heather, you have a better deal at $45k with potential rent of $1100.

I belong to GAREIA. I haven't been to the Atlanta REIA so I can't comment about that organization. The thing I like about GAREIA is that there are quite a few long-standing members who've been doing it for years. These guys were doing 'Subject 2s' and other type of deals long before they were trendy. They don't know as much about social media or marketing but they know how to structure deals.
