Hi Sam. I went to a meeting of local wholesalers last night and they still seem to be finding deals. I've been listening to them and picking up some tips. A lot of the deals are being sold quickly to hedge funds and with a good profit. They have the advantage of knowing the local market and finding deals that don't come on the MLS.

Hi Robert - Thanks for the welcome. How's things in the Vegas market? I've only visited there for R&R so don't know much about property over there.

Hi Jon - Right now I'm only considering Atlanta as this is where we're living and I think one place is enough when I'm still getting used to a new country. Long-term we could end up with property in other cities depending on where we end up - in the past 4 years we've lived in the UK, Australia, Singapore and now the US.

Hi Will - thanks for the welcome.

Ali - Yes, the Atlanta market is crazy right now but looking on the positive side at least I won't have to worry too much about having a buyer when I find something. I'm not going down the well trodden paths of REO and MLS so I'm hoping to find some niche deals. I'm networking and belong to the local REIA club.

Do you have buy and hold properties in Atlanta? Ultimately I'll be looking to buy and hold when I have spare funds and am ready to deal with tenants.

Thanks for the welcome and responses.

Ali B - we're living in Dunwoody but it's too pricey here for wholesaling so I'm looking at the Norcross & Duluth areas (already have some buyers interested). Now I just need to source some properties. The market is moving fast and lots is getting snapped up by investors. What's your thoughts on the Atlanta market? Would be good to meet up next time you're in town.

Hi,

I'm an aussie who just moved to the US (via Singapore) last year with the family and we're living in Atlanta. We have some property in the UK and Australia which we rent out. The plan is to educate myself on the US market and add some more properties to the portfolio. We kind of bought our existing places in an adhoc way (3 of them we lived in) and in our own name. This time, in the US market, I'm trying to be more systematic and strategic and educating myself in a range of areas. I've already completed a training course on wholesaling and foreclosures.

The plan is to first wholesale as all our cash is tied up overseas (we are selling an Australian property so we can bring over funds) plus we're building up our credit score. I figure wholesaling is also a good way to learn and become familiar with my target area.

I'm really impressed with all the marketing and creative techniques that investors use here. If anyone has any tips or words of wisdom then please let me know.

Thanks,
Rachel
