Check with your state's licensing department.

I haven't purchased my first rental yet. I am starting out as a new RE agent.

I know from experience that all the background checks that you can possibly do doesn't guarantee that a particular applicant would be a good tenant. After all, things happen and you never know what the future holds. If you can get into contact with their previous landlords (along with the standard background check), then maybe you can get an idea of who you will be renting to.

I know a few people who own rentals and they all have had their share of bad renters.
