@Account Closed Things are well. I just hung my license under Keller Williams Realty and I will be working on my marketing tools as soon as I get my license #.

From the investing perspective, the entry price point is very high so I will be buying my first rental either upstate or outside of NY.

How is the market in your town? I know Atlanta is a hot market at the moment.

@Josh Freeman I was told by a mortgage Broker that the banks want to see actual cash in your bank account for at least 2 months. Other people have confirmed that to me as well. You should ask your lender if this is an option. I know that you can turn your credit into cash, one way by doing a balance transfer. But, that is only if your credit card company offers balance transfers.

I was looking at investment properties in my town and the taxes are outrageous. I noticed that one property's annual taxes were $4k higher than another property just a few blocks away. I've seen a property (SFH) with taxes at $24K.... So, its good to know what documents that are needed in order to show evidence.
