Does anyone still market to pre foreclosure property lists in areas like Broward County or Miami Dade County?  I'm not talking about when the Lis Pendis first comes out, I'm talking a couple weeks or even days before the county auction sale.  What about the county tax deed sale lists, is it worth marketing those lists?   I know there was complete saturation on these about 3 years ago.

Although I am not a realtor I know other realtors that are also wholesalers.  Only difference being is they have to disclose they are realtors on all their marketing and to sellers/buyers.   Most realtors either don't understand wholesaling, see it as a threat to their business, and in general hostile to the practice.  check the legal books in your state for the rules on realtors trying to do assignment deals.

Yes Lookup address at county records at BOTH appraiser records and Tax collector records.  Typically in my experience Tax collectors have best info for most recent contact since people have to pay them and they send bills and stuff, appraisers don't.   I would also mail the house a letter as well as address found in appraiser and tax collector and finally if you REALLY want to contact them, do simple skip tracing on owner name.

In order to be truly successful you need to step outside your comfort zone, a lot of investors will feel the same as you but will do what it takes to open every door and seize every opportunity to learn and meet people that can help them succeed. You can only get so much out of BP, I have had a lot of success at REI meetups and believe there usefulness is underrated. Set a goal to do one a month and see how you feel.
