Introduction - new to REI

Greetings all,

I'm new to BP and REI and wanted to introduce myself to start making connections and building relationships. I'm a 9-5 working professional who lived in the Front Range for about 6 years before moving into a recreational vehicle (6-12-18 month plan). I was able to do a house-hack before I really knew anything about REI and can't wait to put together my first deal with REI in mind (vs buying a place since rents were so close to mortgage rates).

Specifically I'd love to work on finding and putting together a BRRR, flip, or LTR in the Western Slope (Grand Junction, Montrose, Ridgeway, Fruita?), or Boise, ID.

Of course I'd appreciate any tips, guidance, etc, and I'll be posting more as I try to build my network and take more of the concrete steps of getting to know those housing markets (prices, neighborhood diffs, etc) and starting to analyze potential deals as practice for when I have (or am part of) a team to work with.

@Teri S.is having a meet up in GJ this sat. I think the Western slope adds more value currently than the over inflated front range. There are some great CAP rates of over 7-8% easily here in the smaller towns along hwy 550. Rents are increasing and demand is sky high for rentals.
