Hey Rimane. Have you thought of buying a foreclosure property at auction, rehabbing it and flipping it. Many new investors like to try this strategy to dip their toes in the water first off. I would be a little wary of the condo market as many of the HOA fees are on the rise and therefore the owners are not able to afford the fees, if that happens then the HOA can put a lien on the condo and it can eventually go into foreclosure. Good luck with whatever path you take!

There will likely be a foreclosure condo tsunami, especially in Florida. People, seniors in particular, will not be able to afford the increasing HOAs and assessments, as insurance premiums are going through the roof. No one wants to make too many claims, as they could be dropped by their insurance companies. It is not a pretty picture that is forming out there!

It all depends what your personal needs are. If you need passive cash flow then rent. If you want to purchase other flips then sell. It also depends if you live in an area where the rental market is strong versus if a sellers market is weak at the moment, only you can do those comps. Good luck!
