Things got a lot tighter, but if you know your market and stay on top of trends, there are opportunities everywhere.   People with the right tools and the knowledge how to properly analyze data will spot the deals.  The money is in the research.

@Aaron Stark If you get a chance do your first deal in a JV perhaps the 2nd one too. Splitting profits is better than taking on all the loss.
