Easier to sell a hundred to a hedge fund than deal with 1 I presume.

It means it isn't for sale. If it were a small local bank it might be worth pursuing, but I'd bet $20 you won't even get anyone to answer the phone at a national REO department.

Short answer is forget it. Set an alert to notify you if it is listed but other than that its a waste of time

Good luck finding a tenant who will actually follow this ridiculous provision. 3 nights a year? Ask yourself if you would sign that lease and follow it. Not going to happen in the real world.

If this is in Texas the agent should probably refuse or direct the payment to their broker.

There are self defense sprays which shoot a stream from something like 15 feet and will mark the assailant with UV dye. These are good because they are not as affected by wind and won't blow back in your face and also don't fill up a room with aerosol mist.

Do not let our inate urge to be polite allow you to become a victim. Enforce distances.

I am ready to sell my house. As is. I do not have the time or skills for making repairs and I no longer want to live here.

Trying to determine a good asking price. Zip code is hot but there is not much on market activity for SFRs. 

I am licensed, but not entirely certain I should list it myself.

If you aren't going to do it in a way to actually provide protection why bother spending the money on the LLC in the first place? What benefit are you receiving?

If this is giving you trouble you might want to brush up on some basic algebra, especially if you haven't practiced it in many years. There are many free resources online. I'd suggest taking some practice quizzes.
