@David Ward @David Battle Honestly not long enough. If you check my recent forum posts you can see we just started this weeks ago. But I can tell you that in 2 visits the kid I hired got me about 700 leads. There's been a lot of set backs setting up so the campaign hasn't launched yet. But again this is why I'm really excited, getting our hands on these leads in bulk has been a real pain so I'm assuming there's very little investors out there doing what we're doing on this scale. Waiting to hit a 1000 leads before I a launch so hopefully I'll be able to discuss my results very soon!

If you want the numbers to be at least DESCENT you need to be in Hudson. I don't know how you're going to make it work in Bergen...taxes are too high you would need to get the property for way below market value.

Also, if you want to be more specific on which part of Hudson so you can have an easy exit, I would say look into Jersey City Heights (07307), West New York, Guttenberg, or North Bergen. Again your cash flow isn't going to be incredible but the rents are very strong there.

@Dev Horn  do you know how accurate these list providers are in comparison to going to the courthouse? It seems to me unless someone is physically going there on a regular basis there's really know other way to get this data. At least that's the case in the counties I work in.

I think it varies by state & county. In my market we've tried everything we can but we found that the only way was to physically send someone down to the courthouse and upload the information into a spreadsheet which we are now doing on a weekly basis. But hey, the more difficult it is to get the lead the less competition you're going to have!!

There's no reason to advertise that you are licensed unless you're looking to act as a realtor.

Speaking as a licensed realtor and investor....it doesn't. Disclose that you are a realtor before signing the contract (using a realtor's release). But if you're marketing to them as an investor than you are not obligated to advertise that you are licensed until you are actually contracting to buy the house.

I'm getting the same feedback that white professional letters are the way to go! I'm going to try mailing the heirs as well for the first few months but if it gets too expensive and not worth the expense than I may cut it out later.

Hi everyone!

So me and my team have been doing some recon work over the past few weeks going to different county courthouses and figuring out how to get the probate data and we are ready to launch our first campaign on September 4. From 3 different counties going back 2 months we should have around 600 or so leads maybe more to start ...we haven't completed getting all the information yet. 

This will be the first time I venture into a different lead source other than pre-foreclosure so I want to make sure I have the best advice possible from the BP community!

So here are my questions....

1) Should I mail to all the heirs as well as the executor?

2) How frequent should we mail to them? (once a month, week, 2weeks)

3) Any advice on the content of the direct mail? Do you think it's better the letters/postcards are more specific to the situation or just keep it general?

Any help would be appreciated!
