Good county to purchase a multi family for buy n hold in Northern NJ?

Hi All,

I'm a newbie investor and just finished my first investment into a shortsale flip in Waldwick, NJ. 

I currently reside in Paramus, NJ and the current home owner is looking to sell. Instead of renting again, I would like to purchase a shortsale multi family unit, renovate it with a 203k, rent 1 unit and live in the other unit. (3bd/2bath should suffice, open to mother/daughters as well)

Does anyone have any advice on good counties or towns with 2 unit multi families for short sales?

Looking for a town that sells well incase I need an exit. Garage if possible. Would like to stay in Bergen but open to Hudson. Thanks BG!
