I'm familiar with that end of it...I'm just curious if there's any experience directly with Medicaid as a lien holder instead of your traditional bank holding a mortgage.

Does anyone have experience negotiating with Medicaid? I jsut recently got a contract on a house where my purchase price is half the value of the medicaid lien. I've done short sales plenty of times but never with a Medicaid lien.

The executor gave me permission to try and negotiate with them so I'm wondering what kind of mess I'm getting myself into ;)

Any advice or experiences would really help!

Hi Julie! Most of my business is in Bergen County. I guess the question of being intimidated depends on how you plan to start investing. Is it rehabbing or wholesaling?

Great info guys! Will definitely check with the condo assoc. on their rules with pets.

Think I'm going to stick to the 1.5 month security. They already agreed to a major increase in rent so I don't want to ask for an additional deposit.

I just wanted something in terms of clauses.

So I have a very qualified tenant that wants to move into my condo. It's the only property I own as a rental and my last tenant was a police officer who I never really saw but just collected rent from. (He was the best tenant ever)

Him and his girlfriend own 2 small dogs that they have agreed to pay an extra $150/month for. I haven't asked for an additional security deposit yet so I'm just curious are there any things I should be adding to the lease to help protect me incase the dogs wreck the place? This is only the 2nd tenant I've ever had to deal with so just hoping I can protect myself! Any sample lease agreements or clauses would help too!

In New Jersey we have njlispendens.com. If there isn't a similar service local to your area, many people use listsource.com or realtytrac.com to get the list.

I've heard findtheseller.com is a good resource. I personally haven't used skip tracing.

@David Battle The courthouses I go to do charge you for the records IF you wanted to print them. However, you don't need to print them if you go there with a laptop, tablet, or smart phone. It just depends on them if they are ok with you copying that information without paying. In my case, 2 courthouses are ok with the laptop, another one isn't, so we have to resort to taking photos and having a VA transcribe them.
