I am curious to know everyone's ideas on what they find to be most effective in the text of their mailings.

What do you actually write on your letter/postcard that you think motivates the seller to call you. Or does it even matter what you write as long as the seller is consistently receiving your mailings?

I ask because I have been using the same post card mailing since day one and although it has been very effective I never tried another way, and perhaps I am missing something that can increase my business.

To compliment what John said, a great way to find leads is through loan officers. They usually have tons of leads with people looking to refinance their mortgages. Most of them are denied and that makes them perfect candidates for an investor. Like I said before, 90% of these leads are going to be shortsales.

Pay a few loan officers a small referral fee for any deal you close and you will find a huge pile of leads in your mailbox every week!

Absolutely,

A simultaneous closing can be very difficult and if done incorrectly it can kill the deal.

An experienced title company is crucial in getting these deals closed.

If the wrong information is passed the bank has the right to wire the money back!!!

Let me tell you it is one of the worst feelings to know all of your hard work has gone to waste AFTER the closing.

Always work with a good title company and take every precaution necessary.

Hey everyone,

I am new to the website and am glad to have found it. This is the perfect opportunity for networking and potential deal making, I look forward to meeting everyone!

To tell you a little bit about myself, I am a young and very aggressive investor who took to this business like a fish to water. I am a regular at the new jersey real estate investment club and got into this business over a year ago. I started working in pre-foreclosures, partnered up with the right people, and now manage one of the most successful real estate investment/wholesaling companies in North Jersey. I also have my realtor's license.

As anyone can tell you, with all of the foreclosures out there, you need to learn the art of the short sale to be successful in the years to come. I have spent thousands of dollars in courses and seminars without regret. This is what many consider the "perfect storm" and the next 2-3 years can potentially create our wealth for the rest of our lives.

I can say that approximately 90% of the deals that come through my office are short sales. We consistently receive 50-60% discounts from banks and have helped numerous homeowners get back on their feet. To date, we have closed in excess of 30 deals, and have 17 in the pipline as well as another 10-15 SS's we do for realtors.

So that is my story as of now. I hope to take this company to the next level and monopolize the short sale business in north Jersey!! :) I hope on this forum I can meet more people with the same attitude and goals as myself. I believe someone's attitude towards this business is the difference between the people that LAST and people that DON'T!! I do not want to work or deal with anyone looking to "get rich quick" without the hard work it involves.
