Thanks Robert, I figured portfolio lenders make their decisions based on the cash flow first rather than look at seasoning.

Hey everyone,

I've got a group of 4 properties (10 units) all 100% occupied with excellent cash flow. I'm looking for a portfolio lender recommendation. All of these properties were purchased within the year under individual LLC's and have been significantly renovated.

If anyone can refer a great portfolio lender that can cash me out, preferably at 75% of value I'd greatly appreciate it!

All properties are in NJ!

@Michael Quarles so your phone people essentially are in a sales position, how would you pay them? Commission or hourly?

Open to all ideas as I need a long term plan here.

My call volume from direct mail is about hitting 1000 calls a month and I'm really wondering what's the best solution here.

A call center loses the personal touch and the ability to set appointments but on the other hand 1 or 2 dedicated phone people, although they will bring in a personalized approach won't nearly have enough time to handle all the calls. 1 Motivated seller can mean a 30-45 minute call.

Anyone have any experience with this or any suggestions as to what I should do?

hey @Michael Quarles thanks for sharing this incredible script! I'm would consider myself in the high call volume category as I'm having a hard time deciding between using a call center for a short simple script, or hire one or two dedicated phone people to go through the longer script - only I'm hesitant two or even three people can't handle 40-50 calls a day especially when answering a script this long -

Can I ask what would you recommend in this situation?

Hey Brian, in my opinion I see a lot of the buy and hold guys buying in the following areas...

Jersey City, West New York, Paterson, Newark, Plainfield, Elizabeth

With the exception of Hudson County where foreign money is outbidding the smaller guys, there's still plenty of cash flow opportunities in the other areas.
