You need to know what it is worth. What rents will it bring in when it is repaired? What are local comps for a 6 unit? Repairs needed? What will the NOI be? What are the expenses? Once you know what it's After repair Value you can determine what you should be paying for it. If you not near his $185k which he just threw out there be prepared to explain to him why it is only worth $XXX.

I have tested FB ads for sellers and if I set my budget for $10 and bid at the suggested amount I will get 8 to 15 clicks to my page. It is a simple page nothing more than a form with my phone number on it. I don't pay attention to impressions just clicks and actual responses. Has not really panned out but I will resume testing again soon. I think a free report like @Belinda Lopez used "how to sell your house fast" would work. I would also suggest giving it away for just an email address. You can then email the prospects info on selling a home and use that forum to build know like and trust with your prospects. Every email could contain your info and a link to a Web site.

Get it in touch with a local short sale expert and under contract with the owner then find out if the bank will take it.
