As a landlord you are going to have vacancies and you will have to find new tenants. Empty units should be reflected in your offer just like needed repairs. Lots of great answers above!

OK here is my disclaimer I am by no means an "Expert" on estimating rehab cost but I do think $15/sq is a bit low. I like to make my estimates using a little more detail. I highly recommend @J Scott

Wow interesting thread. I know hard working "Americans" and white ones too. I know all kinds of lazy people. I even know immigrants from places like the UK, Ireland, and Poland who are illegal. I know immigrants from those same places that are legal. I work with people from China, Korea, Russia, UK, Germany, Guatamala, Mexico, El Salvador, and America and many of my co-workers children are Americans. I think as a landlord you do your due diligence before leasing to anyone. You obey the laws and treat people like you want to be treated and 99% of the time it will work out.

I agree with @Bryan H. "Real Estate investing" is way to broad. @Jason R. I found the Millionaire Real Estate Investor by Gary Keller to be a great overview that would lead you to more detailed learning. Once you start to grasp the basics you can search here on BP for more conversations on your favorite topics.

Also @Brandon Turner wrote a great blog post listing enough books to keep you busy for at least a week. http://www.biggerpockets.com/renewsblog/2013/04/14/best-real-estate-books/

@Account Closed enjoy your wholesalers intensive and I do want to add that wholesaling is ONE strategy and not as easy as many want you to believe. Keep learning and the picture will become much clearer!
