I did not read all the posts but my suggestion is keep talking to people about your journey.  You will find others like yourself, you will find people who will lend money, you will find partners, and you will find deals.  

While talking to folks ask for their help. "I am just starting my REI company and I need a good attorney do you know of one?" or " I am just starting my own REI company do you know any one who invests in RE? Could you introduce me to them?"

The doubters and naysayers are just helping you to filter the masses.  Once they show themselves you never really have to bother with them again.

My experience has shown that when you talk about the ACTIONS you are taking people become more interested vs you talking about what you might do.  

An example is I traveled to another part of the country to buy properties when I came back people asked me how was your vacation.  I told them I just came back from an intensive 11 day trip where I looked at over 150 properties and bought 5 homes to rent.  Some looked at me like I was crazy and asked all kinds of irrelevent questions and some asked me how does that work?  When are you going again?  Hey I have some money just sitting around do you think you could help me get started?

Because I keep talking I have new money and new partners.  

Doubters want to shut you up that is their objective to push you back into the cubicle.

If you are happy with your model then stick to it!  

I am in the Boston area and the 2% rule does not apply here.  You can buy properties that meet the rule you just have to look in other areas of the country.

Jennifer great questions to ask and the more answers you get the more questions you will have and the circle of Real Estate education begins.  My suggestion would be keep learning and when the time is right it will happen.  You will understand the deal, you will know where to get the money and others will have confidence in you to give you the money.  It does not happen overnight it is a process.  It took me almost a year to find the money while deals where all around me.  It all works out in the end.

Get out their and Network tell everyone you meet what you do and what you are looking for!  (more stuff to learn)!

You may find a small local bank or credit union that might do it.
