Hello Kate. You could use that money towards a secured credit score to increase your credit score depending on what it is now. You could also use it to invest in stocks if that’s you’re interest.

Hello Vick, 

   I feel the same way you do. I was working full time, but when I got off work, I had the kids and my wife. After that, I was tired. So, I never really go into Real Estate the way I wanted to. However, I am starting to make baby steps.

   Thank you @Lynn Dee Murrow for sharing. I just moved from Detroit to Oklahoma. It is completely different here. I'm starting to see that it is difficult to find deals like Detroit here. But, I haven't started my search yet. To be honest, I think I may have to go into North Tulsa. 

   Quick question Lynn, before I left Detroit, I went to the Real Estate One class. I was told I can take my test in Oklahoma for Michigan. But, I still want to practice Michigan Real Estate while living here. Do you have any tips on how I can do that?

Hello Mark, 

   Overall, your ad is pretty good. I love the hardwood floors, paint, yard size, etc. Here are a few of my suggestions. 

   Like a few other people stated, the deposit is too high. In my opinion, it should be the same as the rent or lower. You could allow a pet. You have the yard for it. Think about putting a limit on the pet. You could also talk about the school district where the home is located. Check out great schools.org as a reference. 

   In the picture of the backyard, there are a pile of branches. I would clear those out. Take a full picture of the backyard. I would install a dishwasher. If not, its just a weird open space. You can probably find one through habitat for humanity. Lastly, the fan blades are flopping. If you need any assistance, feel free to message me.

Hello Sir. The Dearborn, Michigan market is pretty strong.
In my opinion, Detroit is your best bet! Of course, we have our issues, but there is beauty in our city. Our homes are cheap, yet have sound structure. I currently live in Oklahoma and my family wants to buy my home. My wife and I are leaning towards NO! We see what is coming!

Hello Sir. This is a great question. I've never heard of that being done before. But, I do feel like it's possible to do if you're a landlord in Metro Detroit. I say go for it! Be careful out here Sir!

I would definitely wait until your property is inspected by the city before you market your rental property. I would keep the 4th bedroom. But, I would get rid of those garage doors. I seen someone on HGTV turn a garage into a beautiful in law suite. They took away the doors and built a brick wall with windows and some planters. I didn't have a garage. But, I felt like the garage was worth losing for that in law suite.
