Hello Sir. The probate process is long! Depending on who the PR and who is in the mix such as a spouse, siblings, children, etc. I'm currently in probate for my Father's properties. The heirs cannot transfer title. You have to go through the court and someone has to be appointed the Personal Representative for the Estate. Once someone is appointed, they can make the decision to sell the property.

This sounds like a great opportunity. I recently moved from Detroit, Mi to where I wholesaled properties. Overall, I like what Tulsa has to offer. I'm a Leasing Consultant for a apartment community.
That sounds exactly like docusign. Well, all you can do now is lay down the law and what you expect from him. If he doesn't, just evict them.

Hello everyone! My name is Joseph. I was born and raised in Detroit. I recently took a Real Estate One Course for the Michigan Sales Person Exam. Shortly after taking my Real Estate course, my family and I moved out to Oklahoma. Overall, it has been a good experience here. I found a job as a Leasing Consultant of an apartment community and my wife found a job in her area of expertise. I was told by PSI that I would be able to take my Michigan Real Estate Exam here in Oklahoma. I really wouldn't mind earning my Michigan Real Estate license and going back and forth for deals. But, honestly I feel like I have lost my motivation to do so.

I would invest in Detroit, Mi. There's lot of potential there! You just have to pick an Investment property in the right area.

As the Landlord, you have to protect yourself! I do not understand why the tenants do not want to give their forwarding address. That comes off as if they do not want to be found for whatever reason. Depositing a security deposit into a bank account is not enough in my opinion. I need some type of signature from the tenant stating that they received it. Maybe you all can meet at the bank and they can sign off on the security deposit. This may be the second best option if they do not want it certified mail. 

Hello Phil. I agree with you. I'm currently living in Bixby. All I see is new development. Apartment communities, new homes, etc!

Hello Arnie! 70%?! Really! Here is Michigan, most contractors ask for 50% upfront and the balance to be paid when the project is finished. Whatever that contractor was trying to pull, it wasn't right. I'm glad you got out of that situation. 

Hello Sir! Congratulations on picking up the fourplex! Here in Michigan, we charge 10% per unit. So, if a home is renting $800/month, we as the property management company receive $80 per month.
