Hello Stuart. I currently live in Detroit, MI. I believe that Detroit is a great city to invest in. You just need the right help. If I were to go outside of Michigan, I would love to invest in Oklahoma.

Wow! You're not missing anything. Here in Detroit, Mi, you can get a hot water tank for $350. The install should cost no more than $200.

 That's the way to do it. Just have the tenants send you confirmation numbers from DTE and the Water Department after they transfer it. Then check with both companies. 

You can go two ways. You could offer the price of the replacement of the furnace or leave it. If its not broken don't Fix it. Just get it looked at to see how it's performing. If its been fine for almost 30 years, it will still be fine.

I've worked with Rental properties in Detroit, Mi. You always want to have the utilities on legally before tenants move in. Not having the Water on is giving them ammunition against you. 

Turn the heat on for a few days. Have City turn on the Water from the front and turn it on in the house only a little bit. After you know it's on, have a plumber come by to make sure everything is working properly.

Merry Christmas Everyone! Well, let me jump right into it! My name is Joseph Abbott and I live in Detroit, Mi. I've worked as a wholesaler and a Property Manager. While working as a Property Manager, I became quite good at selling cheap properties ($1 - $8,000). I recently received a list of Homes from a Realtor with homes for $8,000 and less. I want to make $500 on each home I sell. Knowing Tax time is near, there are a few different things I can do. For instance, check out the properties that I like and market them to contractors, investors or first time buyers. How do I make the most out of this list of homes?!

I would ask my local police station about my options. At the same time, you don't want your other tenants to leave due to one person. 

If you know who it is for sure, I would wait until their lease is up

If you're just looking to buy and hold, I don't see the purpose in getting your Real Estate license. 

If you want to buy and hold, just build great relationships with Realtors and Wholesalers.
