I have a multifamily investment fund and we are focused on the Carolinas.  Would love to connect with any of you and collaborate on deals.   I have been involved in rehabs, subdivision development, hotels and residential for 15 years, and I am convinced that commercial multifamily is the safest/best investment on the planet.  I recently wrote a book about multifamily called The Perfect Investment - Create Enduring Wealth from the Historic Shift to Multifamily Housing. Hi @David Taylor.  Welcome.  BP has the best info available on real estate investing.  Check out the stuff from Michael Blank on multifamily.  

There are also many great podcasts out there, like Brian Hamrick's and Joe Fairless's.  

I have been in residential real estate and flipping for 15 years, and I have completely switched to multifamily in the past several years. I recently published a book on multifamily investing called The Perfect Investment.  It's available on Amazon.  It has a lot of good data and stats about the historic shift to multifamily.

@Jim Robertson.  Yes, it depends on the size.  If it is above 100 units, I could make a recommendation.  Should be about 4-5% at that level.

My company is looking to purchase Class B, multifamily assets in the Charlotte region.  We are putting together a fund and hope to be seeking out assets in the first quarter of 2017.

I agree with @Eric P.  Get into this one with 3.5%, and if all goes well, save your other 15%+ to buy your next property.  Then you will be on a roll!

Hi @Glenn Mayo.   I agree.  I would track down realtors who work with properties that need repairs and I would try to buy one of those.  Have the agent go through expired listings (or find them yourself) and you can assume that if it was listed for a long time and didn't sell, that you could possibly get it for less.
