You may want to consider following Michael Blank's stuff on Bigger Pockets and at his website. He has great info on getting started in multifamily.

First home was purchased on the courthouse steps for $34k. Added $3k and sold for about $60k FSBO in one day the following month.

I agree that a great goal is large scale MultiFamily.  I know of no other better way to build long term wealth.  I've flipped over 60 homes, but I don't plan to do any more. And large scale (80+ unit) MultiFamily has significant economies of scale over smaller assets. And weathered the last recession amazingly well.

Texas sale prices are not a matter of public record.  But as stated above, this means the value could be placed even higher. Arbitrarily.  Then you're on the defense, using the closing docs to prove you paid less.  I agree that you should consult a tax attorney.

Hi @Adnan Shawkat.  I've been looking around the DFW area in Texas, and like others have said, it is a strong market... and tough to break into.  @David Thompson and I are both putting together groups to passively invest in the DFW area if you are interested in going in from that angle.
