Welcome, Adam!   I agree with @Alexander Zurn for your initial strategy.  But I agree with @Anton Watt that it would be a worthy goal to work toward multifamily investing.  That is the path I took, and I eventually wrote a book on this exact thing.  Many who are sitting on multifamily fortunes took this path.  It is much easier and usually more profitable to manage large scale multifamily when you can get to that level.

My business partner and I just interviewed a guy who invested $1,000 down on a duplex in 1992, and he has traded that up one time after another until now he just sold a 130-unit apartment complex for over $11 Million.  I see the point, but I would start where you are.

@Garrette Becker.  I think you got some great advice here and are on the right path. I would physically go to the target market and align yourself with a property manager and a broker you really trust, and get them looking out for properties for you.  Get the property manager to critically tour any asset the broker comes up with, and ask them to give you reasons not to do it.  And by all means, don't fall in love with any property.  Best wishes!

Hey @Chris Schoonhoven.  Great question.  I see you are leaning toward SFHs.  Not sure how passive that is, but depends on how you do it.  I have been involved in over 60 home flips, not so much buy & holds, and they didn't feel like passive investments in my case.  

I don't think I could improve on the answers offered by @David Thompson and @Tamiel Kenney.  This is what I would recommend and do myself in your shoes.

I really like Steve Berges - Complete Guide to Buying and Selling Apartments as others have mentioned here.  Except you need to expand his time horizons b/w deals.  Usually, one year to upgrade, rent, get history and re-sell is unrealistic.  Otherwise a fabulous book.  

Jake and Gino's Wheelbarrow Profits book is excellent as well.
