Yeah if you have limited, money maybe you can pull off a HML, but if you have no money find a partner do the sweat equity, and do a few deals like that till you build a little wealth to do it on your own.

Hi @Kevin Longeuay I have bought properties in Wisconsin, AZ, NM, and NV and offcourse CA. and help buy properties in I don't even know but states I didn't even know lol.

1) if ill by your first purchase out of area, I will fly there and check it out, once you develop a relationship with the agent and trust him you can do by picture or I do face time.

2) Yeah I try to go every 6 months at least, or I used to go every time I got a new tenant to meet them but that got too much. in AZ I developed a good relation with my Uber driver and I pay him his fare once a month to drive by my properties and send me picture or see if he catches anything weird.

3) I was a Investment Analyst for a Private equity Fund, so we analysis the markets by Demographic, employment rate, properties on market, market time of rental and of sale, affordability and proximity to basic needs.

hi @Michael Bockstahler I live in Carlsbad, also, been investing for about 3 years now, I have done all aspects of business, was a agent in college, analyst in the crash made money ( retired ) and open a consulting firm and do my own investments if you like to network let me know I live in Aviara area.

Hi Mathew hang on man, San Diego might be expensive, but is great, just make the sacrifice of living in not the greatest place or make more money, but buying in San Diego is way better investment in long run that anywhere else I can think off except perhaps a few places, but every property I ever bought feels so much safer here.

Hi, Well I am a Joint Venture Consultant here in San Diego, I have participated or help out in over 100 JVs, so in my experience some work well, some don't work at all, some at nightmares, it come down to protection of the parties, the thing everybody hates contracts before you even talk about anything further, you need does signed, if its very hard to agree or they don't want to sign that partnership is most likely a fail. you may seem like the bad guy but always have a nice partnership agreement and a separate compensation agreement, simple but with the right wording.
