I had some psychotic mutt tenants that decided they didn't want to pay their weekly rent after about 6 months. They were blowing all their money at a casino. I decided to have their utilities disconnected. They did this. They jumped the 2 hot lugs from the pole to the 2 lugs that feed the breaker. There is a 'tard on here that works for the Carls that doesn't understand what I said. You know who you are. After 2 days they moved into someone elses STR that I recommended. This was their first STR and had been advertised for about 5 days. 2 problems solved. Got rid of my tenants, got rid of my competition. They never did another STR after that.

I buy mattresses from dead people.  83 beds total.  Estate auctions.

Same situation here.  I rent to refinery contractors.  Craigslist, a billboard in the contractor lot, plus I do their pre-employment drug screens and I give them a pen or calendar of scantily clad women with my number on it.

I drive right next to a refinery when I go hunting in the winter time.  My vehicle displays the ambient outdoor temperature.  It's always 2 degrees warmer when I drive by the refinery.  I drive by on the east side and the wind is from the west.

 You are right.  I won't let someone else's tenant out to my land to shoot guns or hunt deer.  I won't loan them tools, give them a jump start or change a flat tire for them either.  I won't take them to the emergency room.  I won't smoke 10 pounds of ribs/brisket/chicken for them once a week on rent day.  I won't cash a large groups paychecks each week ($25k every 7 days).  I won't put a free keg in a kegorator in a $20k house each week that is paying $2k a week.  I won't reload shotgun shells for them (slugs and buckshot).  I won't give them a tow to fix their broken vehicle. I won't let them out to my woods to cut their own firewood.  I've done all the above for people renting from me.

What would you do different if you were managing someone else's places?

Pretty much everyone on here self manages. If you want to manage someone elses property, pretend it is your own.  It's not rocket science maynge.

 That's why I have more STRs than all my fingers and toes.  I have all of them, by the way.  That's 20 for you 'tards that are not good with mathematics and biology.

I look at the appraised value from the counties registrar of deeds website.  I offer 25% of the appraised value.  Bank foreclosures.
