Leave the wall heaters on when you know it will be very cold.  Also leave the faucets on with a slow stream.  Not a fast drip. Shut your crawlspace doors. Buy a propane torpedo heater.

If you think there will be some 3-somes in that bedroom, go with a king.  Otherwise go with a queen.  Ded fkn srs.

Let your tenants shoot guns at your place.  Some guys called me yesterday and wanted to do that.

They brought a 9mm and a .380.  I set up a gong target with another gong target that is the same specs as a biathalon target.

I let them shoot a 10-22, S&W .22, 9mm, 5.56 HBAR, 5.56 compact, 7.62x51 and a 10 gauge.

The gongs had a lot of holes in them.  I let them take the gongs back to the places they are staying.

One week from today I'll have about 15 of their co-workers renting places from me.

I don't let people shoot guns just for their kicks, I let them shoot guns because it gets me free word of mouth advertising.

I am surprised nobody has mentioned Craigs List.  Probably 20% of my bookings come from there.  

There is also direct marketing, but that is the subject of another post.

The above 3 posts are correct.  I just collect rent for the week when people move in, then repeat it a week later.  No lease is involved.  It is unenforceable.

Blanket sheets and comforter is what we do.  Some people tried to use a duvet cover as a parachute with bad results.

Calendars.  There are several websites where you can order custom calendars.  They can have any sort of theme.  Scenery, cars, animals, historic places, women in bikinis, etc.  Each year I get 500 of the women in bikini calendars with my advertising on it.  The calendars cost 79 cents each.  The theme of the calendars matches the demographics of my typical renter.  I give every renter half a dozen calendars and tell them to take them home and give them to their friends.  My typical renter is a high school graduate making $150k a year as a welder, fitter, boilermaker, electrician or inspector.
