HOA liens are not normally senior in CA. Its my understanding that when I buy a 1st trust deed position from a trustee in a CA non-judicial foreclosure, the HOA lien is discharged.

The HOA may attempt to collect from the prior owner but not from me.

Not sure what this means?  I have a condo in NYC and my lawyer told me

that the condo association can foreclosure on my apartment

I'm not sure what role this contact

plays?  I looked up the owner and she

is listed as died?  He is listed as the trustee

I looked on property Radar but the deal that was listed on

realty trac for a trustee sale wasn't listed?  People say

that property radar is more accurate.  I would like to

flip properties, did that in ny/nj and fl but am new

to Palm Springs I've been watching the sales data

and it seems to be popular.  Property radar has so

much infomation its overwhelming but seems to be

 a good source.

ps I still like the condo on a golf course idea

(I don't play golf either but thought it could be

nice option if I want to rent, or have guests)

I am aware of the leased land situation.

so which is the high end area? I like the resort idea with a condo

on the golf course, have been searching for weeks online

will be going there 4/4 .

Yes I live in NYC but I am planning to relocate to Palm Springs Ca because

I have 5 sisters who live near there..I've been looking at condos mostly

because I like the resort living idea..pools, golf courses etc. The trustee

sale I've been looking at is in Cathedral City its a 3br 2 bath 1700 sf

SFR it has a first for 157K and the estimated market value is $251,000

potential of 93K..62% LTV. The auction is April 10th for $5,000..

I bought foreclosures in NYC and NJ but Palm Springs is a whole

new venture...

If its the HOA do I have any rights to the property?

So I would have to negotiate the 1st mortgage

what are the chances of getting it discounted?

I've been researching auctions and found Trustee Sales

for as little as $5,000 on condos and SFR with values

up to 155,000...not sure what is involved will

the mortgages still be due?

they showed how to do a 4/5 page summery of the

real estate proposal, pictures, comps etc

condos on leased land pros and cons I've been looking

at condos in Cathredral city and Rancho Mirage with

the golf courses.  Are they all on leased land?

I was hoping to rent out one of two of the

bedrooms for an airbnb business.  I do this

in NYC for two years sucessfully
