thanks for the update I really appreciate hearing about these gurus  I know there is no get rich quick solution to real estate deals but I'm trying to learn as much  I can to avoid costly mistakes

Oh thank  you so much that was wonderful you gave me a very clear picture of what to

expect, I agree with  your assessment of LV and the party people, I think the Joshua

tree crowd is more reliable, there are lots of hiking trails near my sister, and also

a military base...they seem to get pretty good prices from what I could see too

 my sister is reluctant to do this by herself and I have a roommate in nyc 

who can help run the airbnb here, I'm going to Joshua Tree in Jan for

an extended visit, my sisters husband passed away a few months ago

so she really would like the company...

I have been doing airbnb in NYC for two years and have been always booked,

mainly 2 to 7 day stays.  Though it is a lot of work I find that the short

term people are less demanding and are more apt to be out..


Now back to my question, I have a sister living in vegas and was

thinking of doing airbnb there with maybe a rental I would take

or buying a small house, I checked out mashadvisor for the

airbnb rentals and found that they are cheaper than the ones

in Joshua Tree Ca where my other sister lives.  


She has a two bedroom house where we could start doing it,

but I'm nervous about that since its a house, I live in a doorman

building in NYC and feel more secure.

I know this is a confusing question but I am so stressed out

living in the city and miss my sisters, I love the cultural variety

the city offers, but as I am getting older, and a widow..

 I wonder if being around my family is more important now

(my son does live in nyc so that is another factor though I don't

see him often, he is single)

any advice would be greatly appreciated....

I am a real estate broker for over 20 years and have recently been advertising

foreclosed properties, and distress deals.  I have noticed a lot of responses

to certain deals and wondered if I could whole sale them?  I would

need to do a assignment contract and supply a proof of funds letter

for a transactional funding sitiuation...is this possible? In the past  I've bought

and renovated my own properties, but using bank money and my own...

now I'm limited in funds but resourceful in finding great deals.

I would believe that people. Behave like that they dont value the time and effort it took to find the .money for them
