I would keep the properties since they are paid for and then take the appreciation and use that to make a down payment for your next set of rentals. I think it is amazing that you have all of these properties pretty much paid for.

I think it goes back to the saying location location location. If you have a highly valuable location the people will still come. Both of my properties are in highly desirable locations and I put the tenants in and had multiple applications within a week of placing the ads. Hope this helps.

I went with a local credit union and they have been very helpful. I tried to do this with usaa and navy federal and it was too much of a hassle.

Recommend my guy Mr. Nathan Young at North Star mortgage. My family and myself have done multiple deals with him and he will hands down get you the best rates.

This is my first year investing and I feel like I should pay someone to do my taxes and explain to me the process. I typically tend to do them myself, but I think it is worth the money for someone to explain how the tax process works. Do yal have a recommend tax person for Jacksonville Florida? Thanks for the help.

Scott, I would do a single deal first before doing a second one to see if you like this investing method. In addition, I recommend a 30 year loan so you have more flexibility when it comes to payments just incase you have a rainy day. I have not house hacked yet, but I am going to for my next deal. Lots of people recommend this for your first deal to learn the foundational information on how to get deals and execute the buying process. I own two properties and I am doing the long distance military investor route so if you have any questions just ask.

So for St Augustine I would go long term, but their is some short term success due to the Airbnb game. In addition, the area is in St Johns county which is the best school district in Florida. I own two properties north of St Aug in the same county, and have grew up in the area so if you got any more questions or need contacts just PM me.

I am looking to do a joint FHA loan with my little brother. I will pay for all of the fees, and he will be living in the unit. Is this possible?
