I use a local bank and they are very attenuative and take all of my calls when called upon.

I currently live in Spain with the military and I self manage two properties in Florida. Recommend using online management tools. I would recommend self management to start so you understand the REI game. Once you get to a point where you feel like it becomes too much work then I would switch to a PM. I have had a couple of headaches (leaking roof which got replaced, tenants paying late, appliances breaking) which is normal. We all wish their are no headaches but headaches should be viewed as learning lessons to make you a smarter and better investor. I am probably going to hire one once I get to four units or an apartment building. Whichever comes first. My biggest issue with property management is they general take first months rent and then 10% every month. To me if you have a properties in desirable locations then vacancy will not be an issue and you decide which tenants move into your property. My most recent screening I had 12 applications in 4 days. I picked the most reliable and best. I currently have no issues. Self managing is good and the small amount of saved money adds up. I hope this helps. PM me if you need anything.

@Jack B. this is my opinion and I might be wrong but on the subject of inventory I think it is going to come back after the forbearance moratorium is over. Lots of people have not been paying their mortgages and to me the market is going to correct. I am currently loading up for this because their is going to be some great deals around because people do not want to go into foreclosure. I think based on your original post and your updated post you have an idea of what to do. I would not force yourself to do a deal unless it is the right deal and it is a win for you. I went through many properties before I bought my first one and it took me some time, but the numbers had to work for me to buy. You got this. Let me know if you have any other questions.

Welcome. Biggest advice is to make sure the numbers work to include funds for capex, repairs, management, and vacancy. I see alot of people who don't factor these into their budget and when stuff breaks or the property manager says I need more money they go from a positive asset to a negative. If your gut is telling you this is a bad deal it probably is. I would rerun the numbers and see if this is something that is in the positive side. If not move on and find another deal

I would recommend you go grab David Greene book long distance real estate investing and Scott Trench book set for life to get started. They have great pointers in both books. I would start with your financial education and move on from their. In addition, I would recommend joining David Pere fb group From Military To Millionaire. It has lots of great gouge to help out. Is it worth it to refinance both my investment properties. I have had one for a year now and another for 7 months both are at 3.5% conventional/30 years. I appreciate the help.

So I own two townhomes and would like to get into the multifamily game at some point, but if you don't find the multifamily properties I would look into trying to find a deal in St Johns county it has the best schools in the state. I filled both my townhomes within a week of putting ads up because it is really desirable. Orange park has some deals to. I would stay away from north Jacksonville because it can be a little rough. My client has agreed to stay for another year and she has been amazing. Do I need to make her sign another lease or can I just due an addendum. The property is in Florida. Thanks for the help.
