I would possibly look into the st augustine area and possibly daytona/ormond beach. Heard the airbnb game is real good their.

I would stay out of the north jax area. Their is alot of crime and I would call it a warzone. I would recommend looking into the beaches, Orange park, or St Johns county. I have two properties in St Johns and to me it is the best area to invest since it has the best school district in the state. You might make less cash flow but you will have less vacancy, and the tenants are better. Let me know if you have any other questions.

Reccomend navy to navy homes. Haven't used them since I do my own property management, but the lead guy talked to me and seemed legit. They have many accolades and qualifications.

Townhouse buy & hold investment in Jacksonville.

Purchase price: $174,000
Cash invested: $53,834

Second deal done. Feels great. Time to look back and evaluate my process and tweak it for the next one.

What made you interested in investing in this type of deal?

Best school district in Florida and will be a good long term investment

How did you find this deal and how did you negotiate it?

Realtor pulled it for me.

How did you finance this deal?

Conventional 25% down

How did you add value to the deal?

None yet but going to redo the hardwood floors after tenant moves out

What was the outcome?

Tenant is placed, looks like she will be long term and happy with the outcome

Be more patient, make the numbers work. Challenges: low appraisal and learning to negotiate while dealing with this.

Just saw your post. With 9k I would save more and learn more about real estate before your first deal. Do you plan to use the VA loan and house hack, go conventional? What is your overall end game and what strategies are you trying to employ to achieve these ends? Let me know if you got any questions. I grew up in Jax and I am currently a long distance investor due to the Navy.

I am getting ready to go get my RE license in FLorida. What is the definition of an active license. Do I need to buy and sell properties. The goal is for me to hold my license for two years active and then go take the brokers exam so I can start a property management company since I think I can create a better, cheaper, and more effective product. I appreciate all of the help and advice.
