So it depends on your strategy. If you want to have good cash on cash return I would recommend the west side of Jacksonville and the orange park area. If you are looking for properties with some of the best schools in the country I would look into properties in St Johns county. Their are a lot of little areas that are great. I would stay away from north Jacksonville since the area can be a little bit dangerous.

Do you use a paper application, cozy or both. Open to all ideas. I just did my first screening with cozy and a paper application and the tenant said she was a little confused, but she is a little older than most people. What do yal think? Thanks for the help.

Welcome and just closed on my first one last week here in Jacksonville and I am stationed in Newport,RI. If you need a great realtor and mortgage broker just ask. My broker gave me money back because the deal was more than he quoted and he has the best rates in Jacksonville. He makes it a personal endeavor to beat all other lenders via rates and fees. Also, I have been through 4 real estate agents and the one I have now is more of a mentor. Such a great guy. I lived in Jacksonville for a majority of my life so if you got questions just ask.

I would recommend you house hack using your VA to get a better deal. While house hacking rent the property out to your buddies. Are you an E-5 and below? Also are you putting 25% down because your investor rate seems really low if you are putting less than 25%.

Is it a good idea to use a professional photographer and if so do you think $175 for a 1200 sqft townhome is a good price? Thanks for the help.

I am thinking of charging a one time $250 nonrefundable fee and $50 per month per pet is this reasonable? I think it is but willing to listen to all opinions and advice. Thanks for the help

@Demarion Mcginnis I am closing on my first property on Friday and recommend educating yourself as much as possible. Listen to the podcasts, read books, and ask lots of questions. Make sure the numbers work and pull that trigger.
