Overall 76108 is 90% a great area.  And that sounds right for rent

Anthony is right.  I got an engineer's report first on the last 3 properties; and only 1 needed piers.  I submitted the report to Align Foundation and was shocked at how reasonable they were.    They were less than $225 per pier.    They did a great job!!!

In the Fort Worth/Dallas market' I would say it is hard to find a good realtor to work with especially if they are investors.   It is hard to find properties right now in the market.  Most realtors are having problems finding listings.  I am a broker; I know.   Houses done right; are on the market for less than 2 days in the hot market area.    Like Michael Hayworth mentioned; in a hot market find try to find a deal on your own but partner with someone with experience to do the deal with you.

The way to brand yourself is giving something to the community something different from everyone else.    I started by introducing myself to my subdivision.   Then 10 days later; I let my subdivision know what was going on in the last 30 days.  10 later let them know what was going on in the city, 10 days later i compared our subdivision with a competing subdivision. 10 days later; I let them know what was the average price range was selling the highest and at what sq ft.  10 days later I let them know what had sold in last 30 days and last 90 day in that subdivision.  By week 4 my phone was ringing.  I did 6 straight weeks then went to once a month for 5 months; then every other month from then on.   I closed 27 deals that year.

Rocky is right  put out on Friday afteer 5 and pickup on Sunday.  Do not put out where the builder signs are; they guy that puts these out will pick up your signs.

You still may want to add a picture; especially for us females.   It will make it more comfortable.  This is me.  I am not going to help a person much unless I can see a picture.  It proves to me there is nothing to hide.  And as a female; I sure am not going to meet you without seeing a picture cause if you dont match you pic; I am driving off.  I have met two new investors on bp and walked thru houses with them and they matched their pictures.   I know they still could have attacked me once inside the house; but it still made me feel more comfortable.

I was in Houston this last weekend.  The Super Bowl is coming to Houston next year.  I am looking for condos, town homes, and small homes around the stadium area.  The super bowl is like a mini olympics.  People will start looking to relocate especially if they are getting a job transfer.   Apartment complexes were being built all over.  I dont see Houston a down market.
