I learned this from an old investor.  I would buy the property; then turn around a make a note with the son.  Make it reasonable; do put some responsibility on him; and put the idea of investing in his brain at an early age.  If he does not make payments; you have not lost anything.  It only took one time me sending my son an eviction notice.  His roommates and Their family started understanding cash flow.  Next Four years of college paid for!!!

Great Advice Stephen.... It took awhile but after I figured it out; my business took off. I am a real estate broker. The only difference between a Listing Real Estate Agent and a Wholeseller is the types of properties they are looking for to market to sell. A Listing Agent wants nice properties to put in the MLS to sell and a Whole seller is looking for that distressed situation. Marketing in your backyard is the best and cheapest. Good Luck

Hi Matthew   There is a guy name Victor Mas who holds monthly real estate meetings and teaches.  I would suggest you go to some Real Estate Investment meetings and ask for help....lots cheaper

Can anyone suggestion an app that is user friendly for drawing out house plans.  I would like to be able to see what a room might look like if a wall was taken out or rearranging the floor plan.  Any help would be greatly appreciated
