Hey Community,

I recently created a business Facebook page for my real estate business.I was wondering if any one else has used a business page to promote their business?I was also thinking about placing post on my business page stating that I buy distressed properties and if anybody sees one in their community they can contact me and if I buy it I will give them something like a $100 finders fee.Has anybody tried something like this? What do you think?

Welcome to the community.I would check out the Ultimate Beginner's Guide to Real Estate Investing.It has a lot of great information that might help you out in finding your niche.I would also set up keyword alerts for live in flips and search for it on the forums. Good luck.

Delinquent tax properties are my niche.I use hand written letters and I do not mention the fact that I know that they are delinquent.I also use the suggestions that @Michael Quarles suggested and I have been able to generate a lot of leads.My market is smaller though and there is only a year redemption period for properties so I mail to property owners only after the property is sold by the county and before the redemption period is up.The closer it gets to them loosing the property for good the more motivated they become.Thanks for the post.

Doing anything new can and is usually scary. I think that the only way to overcome the fear is to JUST DO IT!It is like when you first jump off the high diving board.You walk to the edge and jump.Once you do it it become much easier to jump the next time. You have overcame the fear of doing something new before it is the same thing with investing.Welcome to the community and good luck.

One of my niches is delinquent tax properties and I would have to agree with @Pratik P. about the assessor's assessed value.I know that in some of the counties that I market to here in SC the assessor's office doesn't assess the properties every year. In the county that I am in now they haven't assessed them in 3 years! I do find that sometimes the seller brings up this assessed value when talking about their properties though. Your analysis must begin with the ARV based on comps.Good luck.
