Hey Ishmael,

One of the things that has helped me with my numbers is the book by J. Scott " The Book on Estimating Rehab Cost" it was free with when I brought "the Book on House Flipping".I hope this helps.Good luck.

This is a strategy that I am look at in my area.I know that you don't have to be an agent to buy HUD homes.There is a lot of useful information on the subject in the forums.This link is to one of them.Good luck I hope this helps.

I think this is a great post.It is amazing how sometimes people forget these simple rules.To me building lasting relationships must be based on trust and the other elements that you have named. It is like when you decide to date someone if you observe bs in them you probably won't be going on another date with them. I believe in practicing the same standards in business.

I have only been a member  for only about a month but I must say that I am truly inspired by the the men and women that I have had a chance to meet. Everybody freely share their time to answer questions and share their experience so I feel we have a duty and responsibility to elevate our standards and practices.Thanks again for the post.

I am just getting into wholesaling myself but I found this post on hear that gave me a lot of ideas about how to build a buyers' list I hope this helps and I would be interested in finding out what has worked for you.Right now one of the strategies that I am using is reaching out to section 8 property owners  to see if they are interested in acquiring other investment properties.

I have been using Socialserve.com to locate potential buyers.It has section 8 rentals.
