Hey @Joe S.,

That's the thing Pace isn't saying anything for me to market for him. I am in his mentorship so I have paid him. The connections that I have made from his community alone will help me add at least 100k in revenue in my business this quarter. He doesn't have to say anything it is his actions. He has brought his resources (people, materials, and experience etc.) into the mentorship which are all bonuses outside of what I paid for and this alone will save me time and money. He isn't saying anything the man is just working period and I respect that and anybody that practice what they preach. This mentorship has provided extreme value for me so I am just sharing my experience.

I joined the Subto Mentorship with Pace Morby 2 months ago and this has to be one of the best mentorships on real estate period not just subject tos. The community that has been built is amazing. One thing that I must say to anybody that would join is... If you are not willing to put in the work to build your business then you shouldn't join. Pace provides the community with everything that you need to be successful. Students will jump on the phone with you and help you lock up deals, find funding to keep it or even help you sell the deal. Even if you have a successful business already he shares how you can implement different things to grow your business...lead gen (both paid and free)..acquisition... dispositions.. and admin. If you are an action taker you will love this program because even if you make a mistake we will definitely help you with it. And if you still don't know if you want to join just work with one of us we are all go-givers.

Need some help!!!

Seller just called me and told me that she owes $40,000 on a property that is worth $70,000 in the as is condition. She has an elderly tenant in the property who she was helping out that is why she brought the property. The tenant is late making the mortgage payments so the property will be facing foreclosure.The tenant now able to start making payments. She wants me to buy the property and leave the tenant in place and offer him a lease option. But my business model is fix and flip. What can I do in this situation to monetize this lead?

I do not know about NC but in SC investment properties are taxed at 6%.
