Hey Kip,

Welcome to the community.I am also from Sc.My long term goal is to buy and hold also.Right now I am wholesaling and working with another local investor my way on a rehab.I would suggest setting up keyword alerts for your area,SC and buy and hold if you have not already that way when somebody post about the subject you can be notified and can join the discussion. If there is anything that I can help you just let me know and good luck!

Hey Brandon,

Congrats and welcome to the community.Have you set up keyword alerts for your area? They can really help you connect with investors in your part of the state. The latest podcast number 177 deals with the BRRR strategy if you haven't checked it out you will find it interesting.

Hey Ana,

Welcome to the BP community.I would suggest that you look for local wholesalers and investors in your area by using the keyword alerts, searches and looking for local meet-ups Find ways to partner with them by finding a deal and asking them to work with you on it for a piece of the pie. This will aid in your real world education and you will begin to build your connections.Good luck.

Post: Buying delinquent tax properties after they have been sold!

Hey BP members,

I have a question.Have any of you had any success buying delinquent tax properties after they have been sold at the county auction? In my county after properties have  been sold the original owner has 1 years to reclaim the property by paying the taxes plus interest to the person who brought it during the tax sale.I was considering approaching the original owners after their property has sold and offer to buy the property.According to the Assessor's office the original owner can still sell the property and the new owner would be able to pay the taxes and interest. I was considering this strategy because I could help the owner get something out of the property and I would have less competition from other buyers without having to bid against them at the auction.Your thoughts would be greatly appreciated.

Thanks Christina I appreciate the insight. That is what I was thinking also was just wondering if some of the property owners who had to fix the violations would be motivated from having to fix the violations lol. Think I will target the open cases first and maybe think about the closed ones later.

I have recently decided to to market to homeowners who have code violations with their homes. On my county's site it has violations that are opened and closed.I was wondering if I should just target the owners who have open cases or should I also target the ones with closed cases?
