Tax Assessor "Total Assessed Value"
Hello BP Community,
As a newbie wholesaler, I'm learning what information is valuable and what is not, what information is important and relevant, and what information is not.
I've got a property in my neighborhood that has been vacant for at least 10 years. I was reading wholesaling articles, guides, books, forums, etc.... and they mentioned vacant/abandoned properties as potential deals. Now, I ran a report with the BP Wholesale Calculator and based on an ARV of $200,000, with a $5,000 wholesale fee, $20,000 flipper fee, and $40,000 rehab costs, the MAO came out to $115,000. I looked up the property on the Yamhill County Tax Assessor site and their Total Assessed Value is, would you believe, $115,665.
My question for you is: How valuable, important, relevant is the Tax Assessors value of the property? Does this seem like a potentially valuable deal to you? If you would like more information, I'm happy to share the report.
