Hey @Travis Knight,

Welcome to the community.This is an excellent place to increase your learning.If you haven't already I would suggest that you set up keyword alerts for multi-families,your city and the cities that you are planning to invest that way when someone post about them you will be alerted.I would also check out the podcast there are a number of them that deal with multi-families.Good luck with your investing.

@Ed Caldwell It would only take about 5k or 6k to get it rent ready in fact she had a renter in the property and it didn't work out because she was an accidental landlord and didn't properly screen the tenant.

@Jay Hinrichs Thanks.This was the first suggestion that I made to the seller.I have also spoke to a few local realtors that I work with.She actually has 3 properties that she is making payments on right now and I just wanted to give her some more options that might help.I have ran across a number of properties like this.Thanks for your input it is greatly appreciated.

Thanks for the comments.I have never did a sub2 purchase I will have to do some research on it but thank you so much for the insight because this is definitely an option that might work in this situation for both of us.

Hey Community,

I recently ran across a seller who needs to sell her property.The problem is the ARV on the property is 63k she has a 48k mortgage on the house and the property needs about 10k in repairs.I usually wholesale properties but there is no way that that can work on this particular property.I was wondering if anybody had any suggestions about how I could help this seller?I do not want to make money I just really want to help her.She is an absentee owner who just need to sell.
