1. Never stop learning

2. You're either making money or making excuses.

3. 1\10th the gold I make is for me to keep.

interview other PMs and in the interview adj them how they would handle the situation. This will give you some good ideas on what to do. And I would not pay them anything. Ask them straight up" if you don't do a job,so you think you should get paid? " 

 In fact, you are firing them because you got into a issue they couldn't handle,you had to handle it.

did you pay it already? Who's the trainer?

Either way,try to get your money back. Do you own your own home already? Those10 g's is a nice down payment on your own house.

You'll learn a lot more by reading books. I suggest Richest Man In Babylon. That book will give you the best training EVER!!

 Bro,save that money. Myself and others here will "train " you for free. $10k sounds like a short cut, but it ain't. 

Listen to the podcasts starting with episode 1, I know you haven't since you are considering this program.

if you want to help them you may think about buying them a book about buying with low to no money down. That may get them started on the path. 

If you really want to help them you can get your license and sell them a good deal. Every one wins.

Besides that,I don't suggest trying to help anyone that doesn't want it.

$50-$100 depending on what you need them to do. If it is just exterior inspection with photos, $50. If they need to go in and check out other stuff and give you an educated opinion then closer to $100. 

I use to make $35 for taking pics of REO properties, and I was happy with that. But they just wanted lots of pics and didn't need my opinion.

If I bought a SFR for $200,000 and put $40K down, i'd like my rent to pay the PITI, property manager 6%, and 10% for reserves, and leave me with $300-$400 a month.

Hi @Aaron Hale, I believe the BRRRR strategy is to get out of a "bad" loan and into a better loan. If you can get a good 30-year fix loan there MAY be no need to refi. If you force equity and want to pull your money out then refinancing the home to get your money out, and having a higher loan, should not be a problem. The lender will lend you more money, which means more interest collection for them. They will also charge you for doing the paperwork. the loan officer will make another deal. I dont see any problems with what you're looking to do.

For the 3.5% down payment it has to be your primary residence. If you are moving into the building then it should be OK. I believe the underwriter is going to scrutinize the move, meaning it has to be a logical reason for the move. If you are moving further away from work and into a smaller unit, yet your household sized grew, that is going to be an issue.

I thought is would be illegal, but apparently according to NOLO.com marital status is not protected under The Federal Fair Housing Acts (42 U.S. Code § § 3601–3619). 

Check your local laws though. What city / township , state is this in?
