Leads services are so expensive, even if the lead is $1/each. $1 worth of trash is still trash. 

have you tried FB marketplace to generate your own leads, the cost is time only?

I would interview with teams as a buyer agent. Learn how to close deals, forget about splits. The team should provide appointments, not leads, there's a big difference. They have a way to train you a certain way that works. You'll get paid and learn. Eventually you grow within the team or go off on your own.

I'd make a FB paid ad for "off market 12 unit properties for sale in City" and call and qualify each lead, they'll be a lot, and find some buyers that way. 

i would look up recent sales of 12 unit properties on the area and call those buyers and find out if they are interested in buying more.

cold call 6 unit owners and ask if they want to trade up to 12.

btw I'm using 12 as an example.

Did you end up getting any reach outs? If not, you can record yourself and listen back. I did this and it helped tremendously. I would read the script out loud about 5-10 times and then hit the phones. I'd record some calls and listen back, and boy did I improve. Hope that helps. Which scripts are you practicing?

What kind of examples are you talking about? Marketing properties or marketing to get listings? Or both? Post a link to your example, I think you'll get more traction on this post if you do.

I don't think this is the platform that will help you with this as much as you'd like. If you're looking for 5+ unit commercial properties you have to reach out to the commercial brokers and see what deals they may have.

Video. You ncan pick a platform, like Facebook or YouTube or Instagram, and create community videos, moving into the area videos, other info videos. Add everyone you know to that platform, if you're using Facebook and they will see you daily as The professional. Video is the answer.

Here are some ideas.

1. Team up with a local CRE broker agent. Maybe you split the deal or just get a referral fee.

2. Contact builders who recently bought and ask them how much they think it is worth.

Closing a deal from start to finish is like a 6 step process, and each step requires conversion to the next step. Here's what I mean

1. Leads, are you getting enough?

2. Contact, are you speaking with enough of them and finding out timing and motivation?

3. Are you converting to appointment?

4. On the appointment are they signing your buyer/listing agreement?

5. Are you converting the clients that did sign into contracts/escrows?

6. Are those escrows closing?

track your numbers and you may find which step needs the most improvement.
