Here are some ideas. 

1. Find out if you can do your PM job part-time, maybe on weekends. 

2. You have PM skills maybe you can find another company that needs your skill on a part-time basis. 

3. Quickly, I mean quickly, Learn How to do commercial leasing. I know agents who make a decent living just doing small $2000 - $3000 / month leases. 

4. Get another part-time like Lyft or Uber. 

I think getting paid on residential takes as much time as it does on commercial. Residential is not a get-paid-fast business, I wish that was the case. If it was, me and 1 million other agents would be making some good quick money on residential.

I like Top Listing Agent Show - Chadi Bazzi; Brian Buffini; Kevin Ward's Yes Talk; Real Estate Good Life Bart Vickery ; 

These shows are great to get you into the right mindset. The overlapping theme is agents lack the mindset and therefore struggle.

I use Podio for a CRM, it links with google calendar. It has custom fields, unlimited storage for photos. I use it along with integromat to auto upload new contacts to mailchimp. there is a free version which allows upto 500 contacts and the paid versions begin at $9/month.

Sounds like a good plan. Just like most industries, there are clients that need a full service agent and some that are DIY-ers. Since you're working with DIY buyers that just need some guidance, than rebates make sense. The only thing is, at least here in CA, agents put their license on the line on every transaction, no matter how much involvement was actually done by the agent.

 If I was just starting out I'd want to join a team, and not care about the Brokerage. 

Go on zillow and see which team, not agent, has the most reviews and sales in your area and call them and ask if they are looking for any new agents to work with. Interview them and see which fits. Pay no mind to the split, you are just starting and you have no leverage (maybe) to negotiate a good split. They are going to quickly get you started making deals. And getting 50% of something is better than 100% of nothing. 

With the experience then you can shop around and think about leaving the team if you want.

Looking for confirmation on my interpretation that if you get permission and disclose the broker/agent then this is allowed via GREC rules(above).

I cone across great investor listings in Atlanta and would like to advertise directly to investors.

How are you advertising their listing? Are you posting it on Craigslist? If so then that's not a good idea. 

Do you use an idx on your website to drive traffic, then that's OK (I think). 

Here's what I do, and I borrowed this idea from Uber successful agents, Craigslist post: "Stop Renting, check out all these homes in Ontario under $350,000! Motivated sellers needing to sell by the end of the month. Click here for your Free list" and then it goes to an idx page with that mls list. 

I mean zillow advertises amy listings AND THEN SELLS THE LEADS BACK TO ME!

 So, where / how do you want to advertise their listing s?

Quick update on my FB $5/day First-time buyers ad, I received 130 leads since Nov 1st. I am submitting an offer with one buyer from that lead source. 

The numbers do not impress me, I think I let too many slip through the cracks in the beginning. 

I just listened to Brian Buffini and he said a statistic that 5% of internet leads actually do something. So I potentially missed about 5/6 deals, if this deal actually goes through.

I suggest you select a health plan with the job you want to leave. That way you are not without health insurance. 

Just like the rest of us we have to check out the open market place. In my scenario I anticipate a monthly cost of $280 / month for a bronze level plan. Just another expense we incur.  Now I dont know what happens to your insurance after you quit, thats what you need to find out. If you leave your job is that considered a "qualified event?" who knows!?
