@Account Closed They are not leads. The list are just home owners in my farm. I "geofarm" my area. So I send out about 2000 postcards per month, cost about $1000 and I get about 5-10 calls. From those calls 1-2 may want to sell their home. I get the list from my title rep. 

FYI, your 1 in 17 has a 10x better result than mine. If you do that 5-10 more / month you will get the same results I do (in theory). And it'll cost you less than 1/10th my cost.

The online classes are to qualify for the exam. Do it online, takes a couple of hours online, get your license THEN you can pay for professional training.

I think the best person to ask is someone who has an MBA and is running a wholesaling business. Since I am on your same path, getting an MBA, I don't know. Who knows what you'll learn in the program that soul help you in your business.

You should interview to join that agent's team. You learn first hand how it's done, make money, and maybe not have to "beat" that agent but maybe can grow with that agent. She can probably cut down on years of learning for you.

I use gotprint.com and use 6x11 post cards. I use publisher and pretty much copied someone's just listed / just sold style. After you make the tempkate you just update the words and photos every month. 

I would get 0.5% response, and it took 6 months before closing a deal. Then from there I get about one deal per year per 500 monthly post cards sent. So thats 1 closed transaction for sending 500 post cards 1x per month for 12 months (6,000 cards total). 

My opinion is that this is slooooo money. But it works, in addition to your other lead gen.

1. I use excel to create my time blocking. 

2. I do my lead gen from 9-11, 11-12:30 followup and email, lunch, 1:30-5:30 appointments and other crap. In home by six 90% of the time. 

3. Generate enough leads that you get to choose who you want to work with. When you don't generate enough you are forced to work with everyone. When you generate to much you can't work with everyone (because of time) so you can choose who to work with.

For commercial leasing I use Craigslist to generate tons of leads. For residential I use facebook ads, I purchased Craig Proctor system and using that strategy.

Here's a little bit about what I do :

1. Commercial leasing, industrial 1500-4000 sf. This has very little competition since the commission are $1800-$4200, small in the mind of seasoned brokers. But had a huge demand. I did 40 transactions last year, so that's like a check a week! 

2. I market to my database by email and direct mail for residential, I get about 2-4 deals /yr from it. 

3. I market on Facebook book for first time buyers, quick money, BUT takes a lot of time. I get about 8 deals a year from that. 

No cold calling, door knocking. Direct response marketing and one-to-many marketing. I do both commercial and residential.

1. Open houses 4x per week. Wed 3-6, thurs 3-6, sat 12-3, sun 12-3. Do the same home if you want. 

2. Practice conversion scripts. so when SELLERS come in, and you know they do, you can capture the lead info and begin working them. 

3. Offer a 10% discount to a selected group, like teachers or firefighters. Thats giving 10% of your commission back to them. Make a flyer and call the local firehouse and ask if you can post it in their lunch area, you get the idea.

4. Call everyone in your phonebook and ask "who do you know who is looking to move?"

5. Call expireds, go door knock expireds, expireds expireds expireds.

6. DONT DO ALL OF THESE AT ONCE. Pick one and master it. once it is almost on autopilot THEN start the next one. give each one time (how much time? 3 months is my guess).

Lots of topics in this one!

1. Finishing school: College can be used as a marketing tool when getting hired as an agent. When sellers are interviewing agents and see that you finished college, something that you did not need to do, they are going to view you differently. Some sellers have not finished either and may view you more positively. If they did then they will see you as an equal to them. If they went to the same school then you are REALLY in good company. You degree says "I set out to finish something that many haven't and I did not quit, I finished what i started" 

2. finish school sooner by taking classes in the summer and winter. that way you have that out of the way.

3. Part-time agent: take the time to pass your exam and then you can start as a part timer, and here's how:

A. Pass exam

b. join a real estate team. you can probably do open houses on weekends and, with the right scripts, will get sales.

c. become a two-hour-a-week referral agent. Work your database, call your friend's parents and say something like "HI Mr. Lopez, I am your ______ friend and I just started working with the Pinto Real Estate Team at Remax, I'm calling to ask who do you know that may be looking to move?" Your team will work on the script for you.

d. send email blasts to your database

e. send mailers to your database. 

Working your SOI / PC can generate an extra $10k / year in referral fees and only working 2 hours per week!

Once you get your feet wet you can increase and start going on showings and maybe listing appointments.
