3. land is typically sold by commercial brokers. You may want to look into brokers that do commercial, and then the agents that specialize in land.

It depends on what you need coaching on. Like, do you need more leads? Do you need help converting the leads to appointments? how about appointments to signed contracts? and how about servicing the client to get the deal closed? And after the close, do you need help with referrals? 

For leads, I like and have used Craig Proctor's style of ads. then I call them back and convert. It is still a lot of calling. 

The program made me a better agent and help me convert and close more deals.

As long as it is clean and not banged up with dents and missing bumpers, you will be fine. Also, it depends on your price point. Luxury market will be tough, move-up and first-time market will be ok. the reverse is true too, you would not do well showing up at a first-time buyer type of home in a Bentley.

Currently I'm running a FB ad, $7.50/day, generating about 2-3 leads/day. based on my last closings here are the numbers: $500/ad spend. 80hrs to close the deal. 

I am now building a "Living in (city)" Youtube channel. 1 video/week (free), and I have been at it for 1.5 months, I have generated 1 call, from a renter. I anticipate the channel to generate more with time. 

I mail out to my 110 SOI/PC; and send a voicemail blast. cost is about $100/month, no closed deals, but about 1 referral a month. 

My next leadgen project would be expired mailers, approximately 200/months. In the past I would generate about 2 incoming calls/month, 1%. 

So to answer your question, I believe Youtube is the best bang for your buck.

I got my license in 08, was making a living. I finished my BA in '20, and still making a living. There are some things that you can utilize from a college course, but most is just field experience. I would say, your speech class has more impact in your RE career than almost any other class. Also, to have a dream of being an agent means you need bigger dreams. Good luck.

Real estate is so vast. Your request is too broad. 

are you interested in the maintenance of commercial/multi family, the management of tenants, the sourcing of properties, the leasing of properties, the disposition of them, the building of them, the design?

more research is required as to what you want.

You can find $250-$300k duplexes in Hemet, San Jacinto, Apple valley. Look for local agent in those cities.

Isnt the attorney going to help you with guidance and protection? Sounds like you need a new attorney. An agent can get you comps, just pay them $100 or something like that. And if you have a deal with the seller and now want to retrade the deal that'll piss the seller off.

First, did you not have an inspection period in your contract? If not then plan B, you can get an FHA 203k loan, talk to your mortgage rep about that.

Plan C, sue the seller for your deposit, which puts a lis pendes on the property tying up the property, talk to a lawyer about that, since I'm not one and just giving you my opinion and not legal advice.
