Our MLS dues include a crm called liondesk. It allows for all you are looking for and can do a text message drip campaign and video text message too.

For a seasoned pro who sells 10's of homes per month it may take 3-6 months from start to finish. 

for new agents, it takes as long as knowing what to say and how to say it + consistent follow up+ consistent daily prospecting.

The business is this:

PROSPECTING, which leads to

APPOINTMENT SETTING, then to

CONTRACT SIGNING.

each step needs Mindset, Know what to say and How to say it.

start with one PROVEN strategy and Prospect 2 hours a day and do 2 open houses a week for 90 days and you will have momentum.

i don't know if you need outside training because I don't know what training is already provided. 

track your numbers too.

Short answer: Q1: Yes, Q2: test it. 

Long answer: Q1: there are agent that sell 100's of homes themselves (not a mega team) by cold calling expired and FSBOs. They also have a few things going for them:

1. The have the belief that when they call they will succeed

2. They know the scripts inside and out. they know the psychology of the seller.

3. They know how to handle ANY objections without thinking about it.

4. They know how to close for the appointment

5. They have their listing presentation down pack, and it is really good.

6. They know how to present comps. 

7. They can handle ALL pricing and commission objections.

8. They close and get signatures.


So if you have all those traits then you can at least list and sell 30/year.

We ALL pay for leads, in either time and/or money. You decide what you want to spend. Cold calling expired is cheap and labor intensive. Sending out mailers is costly but effective. 

i think you're asking"should I pay for a lead so urce company?" My suggestion is YES! And if works run with it. If it doesn't then cancel. Test and test

Your advertisement needs a string offer. You're skin had to offer something worthy. Test it and see what happens. FYI, buyer s want houses and seller's want buyers.

If you don't value your services no one will either. You can also team up with an "expert" and provide the best service possibly and therefore justify your fee.

Get your RE license and become an agent. That was my path. Others get their license and go into property management. RE is so vast you really have to decide which aspect you like. Maybe you like commercial or selling to the industry.

I feel calling, follow-up, and setting up listing / buyers appointments is a rainmaker activity. I'd rather set up appointments and send an outside agent to the actually appointment. I feel i can set up more appointments in less time than it takes to actually go on them.
