No permits for the county. Just stay out of the city. They're hateful people and will hunt you down.

I'm not a lawyer.

No, you don't need a license to start an LLC. To receive commission on any real estate transactions, you need a license.

Hey! Great questions Aimee! I'm a Realtor here in Asheville. The short term rental market here is incredibly strong. One obstacle is that Asheville has a city ordinance prohibiting short term rentals and they're pretty aggressive about enforcing it. If you buy outside city limits you're OK.

@Jessica Gourley though I lived in Greensboro for around 2 years, I don't know the market very much at all. I bet Greensboro would have some potential. I'm just out of touch on the growth of those areas so I didn't think I could give halfway credible recommendations for those areas.

Any idea what area in NC you're looking in? In the Western parts, Asheville is blowing up and is a rental hotspot. Buying outside Asheville city limits and renting through Airbnb is really bringing in the cashflow. South of Asheville, the Tryon International Equestrian Center is peaking interest of a lot of investors. People are buying up land and throwing cabins down and/or renting out to those in the equestrian circle. Look up Wellington, FL and picture it in the foothills of NC. Going east you'll hit Charlotte, which is a great cash flowing city/area. Boone could be a good student housing area as Appalachian State University continues to grow and they don't have enough housing. Raleigh never stops growing and there are several areas around there that offer different cash flow strategies.

@Brian Stieler Did you guys follow through with this arrangement? I am curious how it turned out- mostly the financial member deeding it to the LLC. Does the mortgage company know this occurred? As I understand, they would have automatically been notified with the deed transfer. Were they ok with the transfer? I'm in a similar situation and am curious about the due on sale/acceleration clause (I'm assuming in your situation there was one) and if it was triggered with the transfer.
