Yes, HML want reserves .... however, you may want to consider a private money lender who will consider loaning funds without reserves if your profit potential is such to warrant that kind of risk.

Real estate is like the weather - each area unique ... some markets have already stabilized and showing modest appreciation (SF, Vegas) - but I'd agree most markets will show small declines thru the summer.

With enough due diligence, I think investors can get both ... cashflow from the get-go with good appreciation potential.
