Yep, call the listing agent and give them the details of your offer. They should take it from there!

Sure, it may bottom in a few parts of the country in 105 days but just like the weather, each area is different.

i couldn't agree more with will ... as an agent/investor myself, i love saving on the commissions and having the mls access but hate it when sellers get cold feet after learning i'm an agent.

Like J Scott, my wife does our staging with our own furniture .... she's got a great eye for it so it works out well. As someone once told me, hiring a 'stager' is cheaper than your first price drop.

I had the same experience as Hal when I dealt with a bank owned property last year ($500k list, accepted $365k) ... it had been on the market over year and we closed by month's end.

You will need a 'lot release' from the lender ... some lenders are easier than others to work with. If they will consider a 'lot release' then an appraisal is usually required so let them know you have one. Good luck!
